Information you give us
When you submit an enquiry or newsletter form, we collect your name, email address, telephone number, and any details you choose to share about your property requirements, preferred areas, budget and timeline.
Information collected automatically
We record which page you submitted your enquiry from, the website or advertisement that referred you, campaign parameters in the link you clicked, your approximate region (derived from your browser's time zone setting), and whether you used a mobile or desktop device.
Cookies
If you accept cookies, Google and Meta set identifiers in your browser so we can measure advertising performance and show you relevant property adverts. If you decline, these are not set. Essential site functionality does not depend on cookies.

Our lawful basis is your consent for marketing communications and advertising cookies, and our legitimate interest in responding to enquiries and operating our business for the remainder.
Who sees your data
Enquiry details are transmitted to and stored in Google Sheets and Google Workspace (Google LLC), and enquiry notifications are delivered to the mobile devices of our brokerage staff and our authorised website contractor via Telegram Messenger (Telegram FZ-LLC). Website hosting is provided by Vercel Inc.
If you accept cookies, Google LLC and Meta Platforms Inc. process advertising identifiers as independent controllers under their own privacy policies.
We do not sell your personal data. We do not share it with other brokerages, developers or third-party marketers without your explicit consent.
International transfers
Our service providers store data on servers outside the UAE, including in the United States and European Union. Where data leaves the UAE, we rely on the providers' contractual data protection commitments.
How long we keep it
Enquiry records are retained for three years from your last contact with us, after which they are deleted. Newsletter subscriptions are kept until you unsubscribe. Advertising cookies expire according to Google's and Meta's own retention periods, typically within 24 months.
Your rights
Under UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data, and where applicable the UK and EU General Data Protection Regulation, you may request access to the personal data we hold about you, ask us to correct it, request its deletion, object to or restrict our processing of it, request a portable copy, and withdraw consent at any time.

Children
This website is not directed at anyone under 18 and we do not knowingly collect their data.
