How Developer Stock Reaches You

Off-Plan

Buy directly from the developer before construction completes. Lower entry price, flexible payment plans (often 60/40 or 70/30), and the option to flip before handover. Risk: delays and finish variance — developer choice is critical.

Ready & Secondary

Buy a completed unit from its first owner. What you see is what you get, financing is straightforward, and you can move in or lease immediately. Premium reflects maturity and lack of construction risk.

Pre-Launch & VIP

Broker-only access to projects before public sales open. The lowest price tier and best unit picks. Akmal maintains VIP relationships with most developers on this page — ask what is coming.

Buying Off-Plan — Checklist

What to Verify Before You Sign

  1. Developer track record. How many projects delivered, on-time rate, and finish quality of a completed project — not the showroom. Ask Akmal for handover photos.
  2. Escrow account. By UAE law your payments must sit in a RERA-regulated escrow tied to the project, not the developer's operating account. Confirm the escrow number.
  3. Payment plan vs. construction milestones. A plan tied to build progress (10% on foundation, 20% on superstructure, etc.) is safer than a time-only plan. Match your cash flow to it.
  4. SPA & unit specifics. The Sale & Purchase Agreement defines finish level, view, plot and service-charge estimate. Read the spec sheet, not the brochure.
  5. Service charges & community fees. Luxury towers and gated communities carry ongoing costs that can hit AED 20–45/sqft/yr. Factor them into your yield math from day one.
  6. Resale liquidity. Some developers' units trade actively on the secondary market; others are illiquid. Akmal can show you recent transaction volumes for the building you're considering.
